Senior living is unlike any other real estate segment as the valuation and financial success relies heavily on the selected operator and operator’s knowledge. Therefore, we leverage our prior owner / operator experience, and hands-on operational knowledge to uncover current operational inefficacies. We then correct these issues in the go-forward proforma and valuation and support our conclusions using sophisticated industry benchmarking tools.
